PU Injection Failed or Leaking Again? 7 Possible Reasons Why

PU injection is commonly used to stop water seepage through cracks, joints and voids in concrete.

When correctly applied to a suitable water pathway, polyurethane resin is injected into the affected area and reacts to form a seal within the concrete defect.

But what happens when the water leak returns after PU injection?

Some property owners in Singapore experience a familiar situation:

The ceiling was injected.

The water stopped.

Several months later, a stain appears again — or water begins dripping from a nearby location.

Does this mean the PU injection failed?

Not necessarily.

A recurring leak may be caused by an untreated water pathway, a new crack, continuing waterproofing failure or even a completely different source of water.

Before carrying out another round of PU injection, the leakage should be reassessed.

Here are 7 possible reasons why water may return after PU injection.

1. The Original Leak Source Was Incorrectly Identified

One of the most common problems with recurring water leakage is treating the visible leak location instead of the actual water source. Water does not always travel vertically downward.

Moisture may enter through one area and travel through:

  • Concrete cracks

  • Construction joints

  • Voids within the slab

  • Pipe penetrations

  • Wall-floor junctions

  • Defective waterproofing areas

The water may then become visible several metres away from its original entry point.

For example, a water stain on a bathroom ceiling does not automatically mean the crack directly above the stain is the only water pathway. Injecting the visible area may temporarily stop one exit point while the original source remains active.

The water can then find another pathway through the concrete.

This is why identifying the likely water source is important before reinjection.

2. Only Part of the Crack or Water Pathway Was Injected

Concrete cracks are not always straight.

A crack visible on the ceiling surface may branch, change direction or connect with other voids inside the concrete slab.

If PU resin fills only part of the active water pathway, moisture may continue travelling through an untreated section.

This can result in:

  • Water appearing beside the original repair

  • A new ceiling stain nearby

  • Dripping from another injection point

  • Moisture returning along the same crack line

In some cases, the original PU injection has successfully sealed the treated section.

The problem is that the complete water pathway was not fully isolated.

This is one reason why additional injection points may sometimes be required during water seepage repair.


3. Water Has Found a New Path Through the Concrete

Water follows available pathways.

When one active crack or void is sealed, continuing water pressure may redirect moisture towards another weak point in the structure.

The new leak may appear:

  • Beside the previous injection area

  • Along another concrete crack

  • Around a pipe penetration

  • At a wall-to-floor junction

  • Through a neighbouring ceiling section

To the property owner, it may look like the PU injection has failed.

However, the original injected crack may still be sealed.

The water may simply be travelling through a different pathway.

This is particularly important in areas with multiple cracks, ageing concrete or widespread waterproofing defects.

4. The Actual Problem Is Failed Waterproofing

PU injection and waterproofing systems solve different problems.

PU injection is commonly used to seal suitable cracks, joints and water pathways within concrete. Current industry descriptions of PU injection similarly describe resin being introduced into cracks, joints or voids to address water penetration.  

But PU injection does not automatically restore an entire failed bathroom, balcony or roof waterproofing membrane.

For example, consider a bathroom floor with widespread waterproofing deterioration.

Water may be entering the slab through multiple areas.

Injecting one ceiling crack may stop water at that particular pathway.

However, the defective waterproofing above may continue allowing water into the concrete.

Over time, moisture may find another crack or void.

Common signs of a wider waterproofing problem may include:

  • Multiple ceiling leak locations

  • Damp walls around the bathroom

  • Recurring mould

  • Water stains that shift location

  • Leakage after prolonged shower use

  • Several previous PU injection repairs

  • Water seepage returning from different areas

5. The Leak Is Actually From a Pipe

Not every ceiling leak is a waterproofing problem.

A concealed water pipe, sanitary pipe or plumbing fitting may also cause moisture to appear on a ceiling or wall.

PU injection is not a repair for a leaking pipe.

If resin is injected into the surrounding concrete without repairing the defective plumbing component, water may continue entering the structure.

Possible signs of a plumbing-related leak include:

  • Leakage continuing when the bathroom is not used

  • Water appearing around a pipe route

  • Moisture near sanitary pipe joints

  • A visible pipe defect

  • Leakage associated with a particular fixture

  • Unexplained water consumption

6. New Cracks or Structural Movement Have Developed

Buildings are not completely static.

Concrete may experience movement associated with:

  • Thermal expansion and contraction

  • Building settlement

  • Vibration

  • Loading conditions

  • Age-related deterioration

  • Movement at construction joints

New cracks may develop after an earlier PU injection repair.

An existing crack may also extend beyond the original treated area.

If water enters through the new defect, leakage may return even though the previous injection remains intact.

7. The PU Injection Was Not Suitable for the Leak

PU injection is a useful waterproofing repair method.

But it is not suitable for every water leakage problem.

Depending on the source of the leak, the correct repair may involve:

  • Bathroom waterproofing repair

  • Roof waterproofing

  • External wall waterproofing

  • Pipe penetration sealing

  • Plumbing rectification

  • Crack and joint repair

  • Floor trap repair

Should You Repeat PU Injection?

Sometimes.

If investigation identifies an untreated or incompletely sealed concrete water pathway, additional PU injection may be appropriate.

However, repeatedly injecting the same ceiling without reassessing the water source may not solve the underlying problem.

  1. Is the new leak in exactly the same location?

  2. Has the water stain moved?

  3. Does the leakage occur after rain or bathroom use?

  4. Is there a bathroom, balcony or roof above?

  5. Are there visible plumbing pipes nearby?

  6. Are multiple cracks present?

  7. Has the area already undergone several injection repairs?

Why is my ceiling leaking again after PU injection?

The original leak source may still be active, part of the water pathway may be untreated or water may have found another crack or void in the concrete. A plumbing or wider waterproofing problem may also be involved.

Does a returning water stain mean PU injection failed?

Not always. The injected area may remain sealed while water travels through a neighbouring crack or another pathway. The location of the new stain should be compared with the original leak and injection points.

Can PU injection be done twice?

Additional PU injection may be possible where inspection identifies another suitable crack, void or incompletely treated water pathway. The source of the recurring leak should be reassessed before reinjection.
